EXCLUSIVE: Gloucestershire's 1.1million sq ft business park bogged down in planning process

A massive 1.1million sq ft business development at a key site in Gloucestershire remains bogged down in the planning process.

Northampton based developer Tritax Symmetry wants to create four huge warehouse buildings next to the county's incinerator at Javelin Park.

Dubbed Symmetry Park Gloucester, it would be aimed at storage and distribution businesses with ancillary offices, an energy centre, landscaping, fitness trail, amenity areas and new access.

The brownfield land forms a key part of the transformation of the former RAF Moreton Valence Airfield.

Gloucestershire County Council opened its incinerator in 2020 on a northern section of the former airbase.

And developer Graftongate has plans for a £10million scheme, known as Gloucester 12 , on another section which is neighboured by Dobbies garden centre.

Northampton based developer Tritax Symmetry submitted a hybrid application to Stroud District Council (SDC) in October 2021 for the remaining swathe of land.

It includes outline plans for the whole site and detailed plans for two units of 252,500 sq ft and 168,000 sq ft.

Tritax said the 67 acre site has the capacity to accommodate approximately 1,100,000 sq ft of logistics floor space. It said its location next to Junction 12 of the M5 provides "excellent road connectivity and prominence for occupiers".

The land is part of the Stroud District Draft Local Plan, which was expected to be adopted in 2024 but has been delayed after Government officials found it was not fit for purpose.

This hold-up could also have a knock-on effect on the Symmetry Park plans.

Originally a decision was due in February 2022 but following discussions revised plans and details were drawn up. They were circulated to parish councils including Hunts Grove and Haresfield and other relevant parties for comment in August.

The revised target decision date was then set as September 29, 2023 with the proposal needing to come before councillors for discussion first.

A committee date has still not materialised and with this month's development control meeting now cancelled the decision has definitely been pushed to next year.

Tritax was aiming for the first two buildings to be delivered by mid-2025 but a question mark now hangs over whether it will be able to meet this target.

A spokesperson for SDC said it was still working with the applicant and partners like National Highways and GCC Highways regarding the technical details of the scheme and no committee date had been set yet.
