EXCLUSIVE: Historic business site in Cheltenham gets £3m revamp

A historic business site in the heart of Cheltenham has undergone a £3million makeover.

Work has been completed to transform rundown property CPS House in Ambrose Street into modern offices Pressworks.

The site has been home to automobile garages, a coach painting firm and printers over the years but it is now ready to house a new generation of tenants.

A roof extension has been added to turn it into a three storey building with 14,606 sq ft of office space in three self-contained units with smart phone access.

The air conditioned and comfort cooled offices feature high spec toilets, LED lighting with daylight dimming, shower rooms, car parking and a feature lift.

The makeover has also included removal of the garish blue cladding and re-instatment of the original brickwork, replacement the windows, new entrance doors and roof terrace and glazed balustrade at second floor level.

The site which sits between Ambrose Street and Chapel Street was first developed as houses back in the 1800s. They were steadily sold and turned into business premises with Avery's Automobiles setting up in 1929, Mann's Motors in 1938 and then both Cheltenham Re-Finishing Co Ltd and Prior's Garages in the 1950s.

Taylor & Young developed it the Printing Works during the 1960s and 1970s and it was then used as offices before being purchased by Boultbee Brooks Real Estate.

It was granted planning permission by Cheltenham Borough Council back in 2019 to makeover the building and add another storey to the building to provide 291 sqm more office space.

The buildings sits within the Central Conservation Area and a heritage report stated it "did not enhance the historic character or appearance of the area" and that it had "a negative impact" on the streetscene.

The renovations were carried out by Bristol-based firm Lancer Scott.

James Whitcher, managing director at Boultbee Brooks, said: "Set in this pretty and historic spa town, Pressworks has been brought back to life with a stunning renovation that fits in perfectly with its wonderful surroundings.

"We are delighted with the results. This is an historic building in the heart of the town and we have been able to transform it from the old, tired building that it was, into a modern and state-of-the-art office complex.

"Cheltenham may be full of beautifully preserved Regency Architecture, and boast a thriving cultural scene packed with a wide range of independent and International festivals, but it also has a thriving business community and Pressworks will sit nicely within that."
