EXCLUSIVE: Owners make moves to revive Eastern Avenue Retail Park

Plans to create a gigantic indoor sports space in Gloucester have been approved - but who will occupy them remains a mystery.

Owners of Eastern Avenue Retail Park have been given the nod by the city council to amalgamate two units at the site and build a mezzanine floor in the property.

The super unit was being created so Ninja Warrior could relocate from Metz Way but bosses of the obstacle course company have scotched the idea and said it has no plans to move.

Threadneedle Property Unit Trust is making efforts to attract new brands to the shopping hub and has submitted three planning applications for changes at the retail park in recent months.

Gloucester City Council has approved an application (23/00617/FUL) to combine Unit 4 which has sat empty since Harveys shut in 2020 and Unit 5 which is currently occupied by Abode furniture store on a temporary basis.

Threadneedle said it wanted to use the combined units for indoor sport and recreation and in its said: " The application proposal is for the relocation of an existing and established leisure business that contributes to the health and well-being of local resident and is located on Metz Way (i.e. Ninja Warriors) in order for its operations to be retained in Gloucester."

With that move no longer going ahead it is unclear whether the plans will come to fruition.

If the amalgamation of the units does proceed it would create a 2,428sqm store which could be used by another indoor leisure business or a retailer.

Threedneedle has also submitted an application (23/00448/FUL) to change the use of units 4 and 5 to allow a flexible use for retail, storage and distribution and trade counter uses.

A letter by Savills on behalf of the applicant said: "The proposed development is required to assist in enabling the units to be brought back into active economic use, and to allow the Retail Park as a whole to continue operating as a prosperous commercial destination.

"The proposal would allow for greater flexibility for potential incoming tenants, and therefore significantly increase the attractiveness of the Park as a retail and commercial location."

The council is due to make a delegated decision on this application.

The third application (23/00446/LAW) submitted by Threadneedle and approved by the council on November 7 was to confirm the use of Unit 3 by a discount variety retailer and Unit 4 for use by a food retailer.

Unit 3 is currently occupied by Proper Job. A spokesperson for the company said it had no plans to amend or close the Gloucester store.
