Rare chance to snap up manufacturing site

A large manufacturing facility close to Gloucester city centre is on the market.

Spinnaker Works is available through sole agent, Gloucester-based ASH Chartered Surveyors.

The site is the former Hydro Components, which manufactured aluminium car parts and closed around a year ago. Hydro also has a facility in Cheltenham.

Spinnaker Works is on a self-contained 4.38 acre site with three electronic gates, a 98-space car park and seven additional visitor parking spaces.

The site on Spinnaker Road includes 80,579 sq ft (7,486 sq m) of manufacturing space and 8,762 sq ft (814 sq m) of office accommodation. There is also a separate storage facility on site of approximately 4,941 sq ft (459 sq m).

The main building consists of three production areas. It is of steel portal frame construction and has loading doors from the front, side and rear elevations. The eaves height ranges from approximately six metres to seven metres.

A mezzanine floor includes a maintenance area, locker rooms and staff canteen.

Simon McKeag of ASH said: "We are delighted to bring to the market Spinnaker Works, a substantial manufacturing facility on a secure site.

"The property is situated just off Hempsted bypass and has been built to a modern specification, including an extension which was completed around three years ago.

"It is being offered freehold with vacant possession and opportunities of this nature are rarely available in the area."

The price is available on application.
