Location:

Bishops Cleeve is located about 4 miles to the North of Cheltenham and has a population of around 17,000.

It is an established and expanding settlement about 6 miles from junctions 9,10 and 11 of the M5 motorway.

Cheltenham is located in the West of England having a population of circa 120,000. It is well situated less than 100 miles west of London, 50 miles south of Birmingham, and 42 miles north of Bristol. A major commercial centre in the South West.

Cheltenham benefits from a strong Regency history and a prominent setting within the Cotswolds, an Area of Outstanding Natural Beauty. The extensive provision of shopping and acclaimed festivals draw a significant regional catchment and a thriving tourist population of approximately 2 million visitors per year.

Tewkesbury is located about 6 miles to the North West, with the surrounding villages of Gotherington, Stoke Orchard, Southam, Woodmancote and Woolstone all nearby.

There have been major residential extensions North of Bishops Cleeve with the addition of over 1,000 new dwellings built on either side of the A46 Evesham Road. Further sites in the locality are being promoted as suitable for additional residential development.

Major employees in the Bishops Cleeve area include Zurich, Capita, GE Aviation, Vistry Homes, Portable Kitchens, Bladeroom Group, Kiwa, Snape Group, Skyline Systems, Ontec and others.

Planning:

Prior to the implementation of Class E, outline planning permission was obtained (all matters reserved except for access) for up to 2,000 sq m (Gross Internal Area) small scale employment use (B1 Use Class). It therefore excludes general industrial and storage and distribution uses.

Services:

Mains electricity, water and drainage are understood to be available in Gotherington Lane.

Price:

Offers are invited in the region of £735,000 exclusive of VAT for the freehold interest in approximately 0.6 hectares which has the outline planning permission.

The freehold is available with vacant possession to be provided on completion subject to reserving pedestrian and vehicular access and services connection through the site at a specification to be agreed.

Availability:

Access to the neighbouring residential development to the South will be taken by the development contractors through this site which will also be used as a compound. Vacant possession is therefore not expected until Autumn 2023.
