WANTED: Tenant for iconic riverside pub

The Red Lion at Wainlode Hill, Norton, Gloucester, is an iconic pub in a beautiful part of Gloucestershire, dominated by the River Severn.

The property enjoys something of a 'cult' status within the locality, being the number one destination pub and dining venue.

The property is of Georgian design, constructed of red brick under a pitched slate roof. It offers three internal trading areas and spacious owner's accommodation.

The 'jewel in the crown' is the outstanding riverside garden which can accommodate well in excess of 200 seated customers, with ample room for many more.

Inside, the large L-shaped lounge bar has considerable character and seating for 30 people. The snug seats eight and dining room seats 18.

The catering kitchen is in two sections, being comprehensively equipped with commercial catering equipment.

The owner's accommodation on the first floor includes three double bedrooms, a large office, family bathroom and separate shower room.

There is roadside parking for about 30 vehicles, with access to an additional field overspill parking area for many more. To the side is the private yard which has access to the rear freezer store (part of a large former air raid shelter).

The business operates as a destination riverside pub attracting a large number of customers from the nearby towns and cities of Gloucester, Cheltenham and Tewkesbury, along with a number of smaller towns and villages and those boating on the River Severn.

The freeholders purchased the business in 2014, refurbished it and then began trading, with sales growing year on year.

Sales for the financial year ending 2024 provide evidence of sales exclusive of VAT of £393,702. However, it should be noted that the business did trade at much higher levels previously.

For a three-year tenancy, rent is being sought at £36,000 per annum.

A spokesperson for agents Sidney Phillips Ltd said: "Our clients have found the pressure of running the pub under management, along with their other business commitments, increasingly difficult and have therefore decided to let the property to suitably qualified tenants."
