BREAKING: Prime-site warehouse sells – for £2.7m

In the wake of an extensive refurb, Boddington-based property firm Robert Hitchins (RHL) has sold a 25,000 sq ft warehouse building in Stonehouse, near Stroud, for £2.7m.
The deal, negotiated through Alder King, equates to £108 sq ft.
Given recent news on the nearby development plans for Forest Green Rover's new stadium at J13, including the development of an integral business park, the transaction is likely to be seen as a robust indicator for warehouse values in the county for 2025.

According to latest data from Colliers, average prices per square foot for sub-100,000 sq ft sites across the UK rose in 2024 by 6.3% year-on-year to £14.50 - a number which broadly suggests that this transaction, announced by the developer with an "unnamed wholesaler", points to robust prospects for well-connected Gloucestershire sites this year.
Found just off the A419 and close to the M5's J13, Unit 5 on Brunel Way sits in Stroudwater Business Park and, along with a self-contained warehouse, the address has two-storey offices. It had been acquired by Robert Hitchins just 10 months ago as part of a wider agreement with Austrian bio-tech and medical firm Greiner Bio-One, which has relocated to a significantly bigger 53,500 sq ft adjacent facility.

As reported in Punchline-Gloucester.com in October 2023, Greiner upped sticks after 27 years at the former site, after RHL developed the new address for the firm.

Michael Plimmer, RHL's Senior Development Manager, said: "This has been a real success story for us and a great boost for the local economy at Stonehouse."

He added: "RHL developed a new purpose-built facility at its nearby Stroudwater 13 Business Park for the pharmaceutical company. At the same time, it took over Greiner's former premises at Unit 5 and carried out a major refurbishment."
Partnership with Greiner Bio-One had led RHL to deliver "a brilliant, fit-for-purpose, new building, enabling them to grow on land we own", he said, while acquiring the firm's existing facility, refurbishing it to bring it up to modern standards and selling it to another owner occupier had all been achieved within 10 months.
He added that the former Greiner site's location, close to J13 of the M5, had been a crucial element of the deal.
Adrian Rowley, Alder King Partner, said the deal was a positive story for Stonehouse and the area: "The new facility constructed for Greiner has allowed that significant local employer to expand and the refurbishment and sale of Unit 5 sees a high-quality building re-positioned for its new owner occupier. These are two positive investment events for Stonehouse."
