ORDERS UP: Plans for former Cheltenham cafe spot

A fish and chip shop is being planned for a well known former cafe spot in Cheltenham.
A proposal has been revealed to transform the ground floor of 101 Montpellier Street into a hot food takeaway.
The 48sqm retail space sits opposite Cheltenham Ladies College and was previously home to Montpellier Mini Mart and Thatchers Tea Rooms.
Applicant Mr O. Latif has applied to Cheltenham Borough Council to change the use of the property from retail to takeaway.
He also wants to install a commercial kitchen flue and raise an existing parapet to help conceal it from public view on higher ground further up Montpellier St.
Plans submitted as part of the application show it will become a fish and chip shop.
The Grade II listed building is in the Central Conservation area and sits amongst a group of historic Cheltenham Regency buildings, circa 1835.
It is a rear wing to the main promenade terrace built circa 1950-70 as commercial premises, in connection with 101 Promenade.
The "distinctive but modern" two-storey structure has one associated parking space and a flat on the first floor.
It is proposed to install an extract hood and flue from the ground floor, through the first floor and to finish 1.2m above the flat roof.
The building is at the bottom of a hill, so to obscure the flue it is proposed to raise the parapet facing South up Montpellier Street, facing up the hill.
The applicant said the flue will not affect the material quality of the building, which has already been significantly altered to form the first floor flat.
A statement by Port Architects Ltd submitted on Mr Latif's behalf said: "The building has been, and is known for being, a café. To enable the use, it is proposed to add a commercial extract flue. This would also provide long-term flexibility for the building and help to ensure continuous occupancy."
It added: "It is good for town centre life to have ground floor retail units filled and I understand this is an aim of the Local Authority."
The council is due to make a decision by December 12.
