New housing estate could generate £1.4m and nearly 100 jobs

Developers pushing to add a new 50-house estate onto a Gloucestershire market town will hear whether they have won permission next week.

Pulling out all the stops to convince planners its application claims the new estate will benefit the town and local economy to the tune of £1.4 million per when fully occupied.

And according to the developer, Kodiak Land, building the homes on the green field site off Bradfords Lane would generate 44 full time and 48 indirect jobs in the construction industry.

It also points out that the district council could benefit from in the region of an extra £800,000 in council tax.

For Kodiak this is the second attempt to get its plans through, after seeing them refused in May last year. This year it still has to overcome letters of objection from residents and advice from planning offers at the Forest of Dean District Council, who still recommend refusal.

Plans were originally refused because they were thought to represent "an unsustainable development due to its environmental impacts".

And secondly, "because they failed to make provision for affordable housing, management and maintenance of the on-site open space, strategic landscapes, libraries, play provision and you/adult recreation in the form of 106 contributions".

While there are no objections from the highways authority, the district's housing and strategy enablement officer points out the site is located outside the settlement boundary and, in accordance with police, should be treated as an exceptional site.

The developer has responded directly to this in its most recent application.

"Since the publication of the 2018 National Planning Policy Framework there have been a number of appeal decisions allowing residential development outside the settlement boundaries where the council could demonstrate a five-year housing land supply."

Nineteen letters have been received by the local authority from Newent residents. All bar one are against the development.

The plans are due to go before the district council's planning committee on April 9, from 2pm.
