More than 200 new homes planned for Cheltenham industrial estate

Proposals to regenerate part of a Cheltenham industrial estate have been submitted to Cheltenham Borough Council.

Developers Adapt Real Estate Ltd hope to revitalise the northern half of Lansdown Industrial Estate, opposite Cheltenham Spa railway station.

Lansdown Industrial Estate is one of four sites identified by Cheltenham Borough Council in the recently adopted Cheltenham Plan as suitable for mixed-use (commercial and residential) development. The total estate is an estimated 13.3 acres, and the northern section proposed for regeneration is approximately 6.9 acres.

The southern part of Lansdown Industrial Estate has become increasingly vibrant with a range of businesses including Deya brewery and tap room, a coffee roastery, electric car workshop and showroom. But many of the old buildings in the northern part are derelict, at the end of their economic life or currently unoccupied.

The vision is to create a development of up to 215 new homes and apartments in this area of the industrial estate, a mix of market and affordable homes.

Adapt's planning submission is said to have followed a detailed design process, extensive studies, and consideration of all of the comments received from local residents and businesses during a consultation held in July 2021.

A separate application has also been made to create five homes and two new high quality employment units in the southern section of Lansdown Industrial Estate that also faces onto nearby Roman Road. It includes dedicated cycle and pedestrian access into the estate, improving the current poor quality shared access via Gloucester Road.

If approved, work would not be expected to start on site before early 2023.

"We listened carefully to the constructive comments we received from people living and working locally, and we'd like to thank everyone again for helping to inform and shape our final proposals."

Mr Taylor added that the project team was continuing to liaise with all commercial tenants of Lansdown Industrial Estate to explain the plans and answer any queries. Most tenants in the northern area are on short-term flexible leases.
