Former Gloucester office block to be transformed into affordable flats

A city-centre office block sold last year for £525,000 has now been earmarked for residential redevelopment.

The Eastgate Street site is the subject of a planning application submitted to Gloucester City Council this week.

Nailsworth-based developers, Room Business Ltd, wants to turn several buildings at 111 Eastgate Street into a collection of apartments.

The development site consists of the Grade two listed Albion Chambers frontage, modern extensions to the south and east as well as the car park to the rear.

Formally homeof 2gether NHS Foundation Trust, before it relocated to new headquarters on Great Western Road in 2017, the site covers just over 1,000 square metres.

The application reveals plans to redevelop the site into 13 residential flats, made up of nine one-bed and four two-bed flats.

Under NHS ownership, it is thought that the two storey flat roof extensions on the site were constructed, and - probably - the removal/alteration of almost all the internal historic fabric of Albion Chambers. 

The only remaining internal fabric in the historic property is said to be the staircase and some cornice in the front northern most room.

The project planning statement said: "Externally, the changes proposed do not materially affect the external appearance and have no effect on the character and appearance of the area.

"The site is located within the defined city centre for Gloucester and is very sustainable in terms of its location.

"The scheme has been carefully designed with knowledge of remaining interesting internal fabric, such that the historic fabric is wholly retained."

The developers have said that some, if not all of the apartments will become affordable housing once the project is complete.

Within the affordable planning statement, they said: "We are prepared to offer the whole site at a discount to market price to allow 100 per cent of the units to be delivered as affordable homes.

"We have two existing developments in Gloucester (98-100 Eastgate St and 33 Southgate St) that demonstrate our willingness to follow this strategy, and the benefit this brings to the city."

The proposal adds that 13 car parking spaces will be provided, alongside cycle storage for 10 bikes, all accessed from the Nettleton Road.
