Forest of Dean holiday park under offer

The two-acre Woodlands View Holiday Lodge Park in Coleford is under offer, after being placed on the market with Fox Leisure.

Advertised as a low maintenance business with a guide price of £650,000, the park is set in a secluded location within the Forest of Dean close to local amenities.

With direct access to the B34228 at Sling, Woodlands View offers 16 holiday lodges which all have year-round use licenses.

Built between 2013 and 2014, the site has a double gated entrance/exit road system with parking bays alongside each lodge. The main roadway around the site has a circular design, with a lower section for overflow and visitor parking.

Fox Leisure said: "It is a high quality, low density development with all services installed new in 2013/14 and the resale value of Homes is in the region of £110K to £120K (average) per unit, subject to a 15 per cent plus VAT reassignment commission on transfer payable to the site."

Although well suited to holiday lets, the homes are currently occupied on holiday licences with a 60-year licence term in line with standard form BH & HPA Agreements.

"The uniform pitch fee charge for 2020 was £2,501.86 inclusive of water, sewerage and VAT and is equivalent to a base income stream of £41,000 p.a. After deducting costs of water, VAT and basic maintenance costs including refuse collection, the outgoings are very modest and produce a steady RPI linked rental income with nominal outgoings, management and customer care requirements.

"It is a simple business model and a modern development, in which case further capital expenditure is likely to be minimal."
