Climbing centre building could become apartments

The historic Warehouse Climbing Centre building in Gloucester could be converted into flats.

The Climbing Centre is relocating to a new state of the art in Gloucester and Alder King have been instructed to market the existing 19th century warehouse valued at around £1 million.

Earlier this month the Climbing Centre announced it is close to finalising its redevelopment plans to create one of the largest climbing centres in the UK on a new site.

It will offer a range of indoor and outdoor elements, including an outdoor climbing wall, a bouldering zone, artificial caving systems and zip lines.

Gloucester's distinctive 19th century warehouse building (pictured) is inside the Docks Conservation Area. The five storey depositary warehouse on Parliament Street could provide up to 28,000 sq ft of accommodation once the floors are reinstated and is being offered for sale with vacant possession from early 2019.

Alder King say the property is suitable for continued leisure use but will also be of strong interest to developers keen to convert it into residential use, subject to planning. Indicative layout plans for a residential conversion prepared by Roberts Limbrick Architects show the property could provide five one bedroom units and 15 two bedroom units, together with ground floor car parking.

Phil Pratt, partner at Alder King in Gloucester, said: "This is one of Gloucester's impressive Victorian brick-built warehouses and sits in a prime mixed use city centre location adjacent to the Docks. We will be targeting the property at leisure operators as well as residential developers who are keen to find new conversion opportunities in this popular part of the city."
