A unique tea room with retail business has been brought to the market.
Pots and Pieces café in Ross-on-Wye, which has an eye-catching blue frontage, is available at £460,000 for the freehold through Colliers International.
Current owner David Bruce said: "We bought the business eleven years ago and spent three months renovating the entire building. What we hadn't realised was just how busy Ross is all year round.
"It's a very outdoors place attracting canoeists, walkers and fishermen. It's also on the main cycle route between Land's End and John O'Groats and we also welcome visitors from all over the world!"
Peter Brunt, a director in the Hotels team at Colliers International, said: "If you have visited Ross-on-Wye the chances are you will have passed, and very possibly dropped in on Pots and Pieces which is located right in the centre of the historic market town, next to the ancient Market House.
"The Grade II listed terraced building dates from the 18th Century and is arranged on ground, first, second and third floors. It also has an extensive basement.
"The easy to manage trading area has 26 covers, alongside an interesting range of gifts and home furnishings. It really is an ideal combination business, borne out by tidy profits of £66,000 on net sales of £148,733 - of which £21,713 was generated by gift sales."
Peter Brunt said the business included excellent owners' accommodation offering a fitted kitchen, dining room and store on the first floor with a classic two-windowed drawing room on the second floor along with a bedroom and shower room. There are a further two bedrooms on the third floor.
He continued: "Ross-on-Wye is known as the birthplace of British tourism and is situated in wonderful countryside with castles, abbeys and of course the Wye River valley.
"It is highly accessible to visitors with the M50 leading to the town before becoming the A40, which in turn runs on to the M4, which draws in large numbers of visitors from South Wales, the Midlands and Bristol.
"Our clients bought the business in 2007 and set about a comprehensive refurbishment to create the business you see today. But with retirement beckoning they are ready to hand over to new owners who will be able to take this ideal business forward."
