£1 million site close to key Gloucestershire route under offer

A piece of land at the western end of the A40 dual carriageway up for sale for £1 million is under offer.

The site is located just behind the Gloucester North Community Fire Station and very close to the A40 Elmbridge Court 'hamburger' roundabout. It is a mile from junction 11 of the M5 and is accessed from the B4063 Cheltenham Road East.

The land, which is under offer with John Ryde Commercial in Cheltenham, comprises a fenced and gated site extending to 0.9 of an acre, which lies adjacent to the A40 Gloucester to Cheltenham dual carriageway.

The site would be well suited for a variety of uses, including car dealership or other showrooms. An access road is already installed, servicing the site adjacent to the emergency services centre.

Planning consent has already been granted by Tewkesbury Borough Council for the construction of a new car dealership within a single and two storey building, having a footprint of 960 sq m (10,333 sq ft).

Full drawings are available, but show six workshop bays, two cleaning bays, administration offices, staff and welfare offices in addition to the two storey, high profile showrooms overlooking the A40 bypass adjacent to Elmbridge Court roundabout.

Spaces for business display signs for the site occupier have been reserved adjacent to the Cheltenham Road East B4063 on either side of the fire station and there is good visibility from Elmbridge Court roundabout and the A40 itself.

There are connections for mains services at the site entrance.
